Joymoment is the pause after the motorway, on Rathgar Road. We kept the house small so the person who takes the booking is still in the building when you arrive.

West Auckland, Waitākere. Residential street, not a waterfront. The city is a drive; the Ranges are a shorter one. We did not invent a founding year or a family saga — the work is the rooms and the phone being answered.
How we run it
- Direct. Book with us. Rates on request, confirmed by a person.
- Quiet. Non-smoking house. Street that settles at night.
- Local. Honest directions to Lincoln Road, Corban Estate and whichever track is open.
- Flexible on the facts. Late arrival, breakfast, a park — ask. We say no when we cannot.
Materials
Graphite plaster, dark timber, metal that will mark.
The palette is near-black and a pulse of orange, not a theme park of native motifs. Surfaces are meant to be used. If something marks, we refinish it; we do not wrap the house in velvet rope.
